Commercial Property
Hayes Solicitors Limited provides legal advice for all matters related to commercial property. Every aspect of commercial property law is handled from site assembly by way of options or conditional contracts or the outright purchase of land through to its development for use as residential development, or warehouses or for office build.
We can advise on the building contract for the construction of the acquired site and all ancillary matters such as access to neighbouring land to carry out works and the Party Walls etc Act 1996. Where lenders or future tenants require collateral warranties we can advise and negotiate on your behalf the terms of any collateral warranties from the builder, or the professional team, be they the architect or surveyor.
We also specialise in advice with regard to commercial leases. We can assist right from the outset of a transaction with advise on the heads of terms through to negotiation of the terms of a new lease.
Where leases already exist we can help you as landlord or tenant in relation to any licence to assign (i.e. the transfer of the lease); licence for alterations of the premise leased; licence to underlet the premises; service of a break notice; advice on the service charge provisions within the lease; service of a notice under the Landlord & Tenant Act 1954 to request a new lease or to terminate the existing lease; rent review provisions in the lease and the conduct of rent reviews.
